Leveling a settling house usually means piers: steel push piers or helical piers at $1,000–$3,000 each, with full underpinning at $10,000–$40,000 (Fixr, 2026). A sunken porch or garage slab is lifted by mudjacking for about $500–$1,900. Crawl-space houses are often leveled from below.

Signs a section is settling

  • Diagonal cracks running from the corners of doors and windows.

Why ground settles here

Most settlement comes from water and soil that was never fully compacted, and Knoxville has plenty of both. The common soils over Knox County limestone are clay-rich, and the USDA flags shrink-swell as a basement limitation on about 46% of the county's rated soil acreage. A downspout emptying beside one corner keeps that corner's soil softer than the rest.

How the house is leveled

Lift carefully

A house that settled over decades has adjusted to it: plaster, tile and framing all moved together. Forcing it back to perfectly level can crack more than it fixes. A sound plan stabilizes the house first and raises it only as far as the structure allows.
