What moves a Knoxville job up or down

  • How deep the piers go. Piers are driven until they reach firm soil or rock. Over Knox County limestone, the depth to rock can change across a single lot, so the final count of feet of steel is often a range in the quote.
  • Block or poured walls. Older houses are more often on block, stone or brick, which crack in steps along the mortar and are repaired differently from poured concrete.
  • Access. Tight crawl spaces, finished lower levels, and decks or driveways next to the wall all add labor.
  • Drainage work. Regrading, gutters and a sump are sometimes the whole fix, and sometimes an add-on that keeps a structural repair from failing.
  • An engineer. For heavy movement, suspected sinkhole activity or a lender's request, a structural engineer's report adds $300–$2,000 (Fixr).

Three common situations

  • One leaking crack in a poured wall. Usually an injection in the $200–$1,000 range, plus a look at the downspout above it.
  • A block wall with a horizontal crack and some inward bow. Reinforcement strips or anchors. Bob Vila puts bowing-wall repair at $5,000–$15,000, depending on how far the wall has moved.
  • A back corner that keeps dropping. Diagonal drywall cracks, a sloping floor, a door that rubs. Several piers at $1,000–$3,000 each is common; a full underpinning job can reach $10,000–$40,000.

Before you sign anything

Once a project reaches $25,000, labor and materials together, Tennessee requires a state contractor's license. In Knox County, a home improvement license applies to residential repair, remodeling and similar projects from $3,000 to $24,999 (Tennessee Board for Licensing Contractors). Check the license on the state's lookup. Any digging for piers or an exterior drain needs a Tennessee 811 locate request at least three, but no more than ten, working days in advance (Tennessee Public Utility Commission). Ask whether a city permit is needed, ask for a written, itemized price, and get the warranty terms on paper before work starts.

Cost questions

Why do two quotes for the same house differ so much?

Companies propose different systems and different counts: four piers versus eight, interior drain versus exterior membrane. Line up the measurements, the number of piers or feet of drain, and what drainage work is included before comparing totals.

Is it cheaper to fix the drainage first?

Often, yes. Regrading runs $500–$3,000 and a sump pump $800–$2,000 nationally (Fixr). If a crack is dry and stable and the problem was water, drainage may be all the house needs.

Do I need a structural engineer?

Not for every crack. An engineer's report, typically $300–$2,000 (Fixr, 2026), makes sense for large or ongoing movement, suspected sinkhole activity, a home sale, or when two contractors disagree about the cause.

Can someone give me a price over the phone?

Only a rough range. The same sloping floor can be a modest post-and-shim repair under a crawl space, or several piers at $1,000–$3,000 each. A written price should follow an on-site look.
